Cypress & Surrounding Communities | October 2026
If you've been watching the real estate market lately, you've probably noticed some changes. Homes are taking longer to sell, buyers are being more selective, and pricing a home correctly has become more important than ever.
But what does that mean for homeowners in Cypress, Los Alamitos, La Palma, and our surrounding communities?
A Closer Look at Cypress
Recent housing data shows that homes are still selling in Cypress, but the market is not moving at the same pace for every property.
Cypress Market Snapshot — October 26, 2026
$1,020,000 — Median sale price over the past 12 months
15 days — Median days on market for closed sales
99.8% — Average sale price compared with original asking price
$1,150,500 — Median sale price for single-family homes over the past 12 months
Source: Realatrends, based on CRMLS data through October 26, 2026. These figures represent closed-sale trends over the previous 12 months, not October sales alone.
These numbers tell us something important: Cypress continues to have buyers willing to purchase homes, but the right pricing strategy and presentation are essential.
Should You Price at Market Value or Slightly Below?
This is one of the most important conversations I have with homeowners preparing to sell.
Some sellers believe they should start high to leave room for negotiation. Others wonder whether pricing slightly below market value will attract multiple offers.
The answer depends on the property and current competition.
Pricing at market value often makes sense when a home compares favorably with recent sales and competing listings.
Pricing slightly below market value can sometimes generate more interest and encourage competition, particularly when buyer demand is strong. But it's not a guarantee of multiple offers or a higher selling price.
The goal isn't to list at the highest or lowest price. It's to position your home where qualified buyers recognize its value.
Why the Starting Price Matters
The latest Orange County Housing Report highlights an interesting difference.
Homes that sold without reducing their asking price went under contract in a median of just 11 days.
Homes requiring price reductions of 5% or more took a median of 81 days to secure a buyer.
That's a significant difference.
Buyers today do their homework. They compare properties online, look at recent sales, and recognize when a home seems overpriced.
Starting too high can mean missing the initial wave of buyer interest. And while reducing the price later may help, it doesn't always bring back that same excitement.
Every Home and Neighborhood Is Different
A single-story home in Cypress may appeal to buyers looking to downsize, while a larger home in Los Alamitos or a townhome in La Palma may attract a completely different audience.
That's why I believe pricing should never be based on a one-size-fits-all formula.
I look at recent comparable sales, current competition, property condition, and what buyers are actually doing in the market.
For homeowners thinking about downsizing, relocating, or making a move in 2027, having this information early can help you make better decisions.
My Final Thought
Today's market still offers opportunities for both buyers and sellers. But successful real estate decisions require good information, realistic expectations, and thoughtful planning.
The right price isn't about selling your home for less. It's about giving your home the best opportunity to sell for what it's truly worth.
And if you're not planning to move anytime soon, it's still worth understanding what's happening in your neighborhood.
