What Makes Tanglewood Special?

Those of us who live in Tanglewood already know there is something special about our community. The greenbelts, mature trees, shared spaces and neighborhood atmosphere have given Tanglewood its character for generations. But there is another feature many homeowners may not realize is important: the way our community was originally developed and legally structured.

Tanglewood is more than a neighborhood of attached homes. It was developed as a Planned Unit Development (PUD). Our homes may resemble townhomes or condominiums from the outside, but the legal form of ownership is an important distinction.

Why Does Being a PUD Matter?

One place this distinction can become especially important is when a homeowner sells or a buyer applies for financing.

Under current Fannie Mae guidelines, units in most PUD projects are generally waived from the full project review that may be required for an attached condominium. Condo project reviews can require lenders to examine the association and project in considerably more detail.

That doesn't mean every Tanglewood buyer will receive the same interest rate as a detached single-family-home buyer, and financing is never automatic. A buyer's credit, down payment, loan program, lender requirements, appraisal and other factors still matter.

But our PUD classification can be a meaningful advantage because financing is generally approached differently from financing an attached condominium.

A Healthy HOA Matters

This is especially relevant today. Lenders evaluating common-interest developments may look at issues involving insurance, reserves, assessments, property condition and deferred maintenance. For condominium projects requiring a full review, the lender has specific project-level eligibility requirements to consider.

That gives all of us another reason to care about the long-term health of Tanglewood.

Maintaining the property, keeping good association records, planning responsibly for future expenses and staying involved in our community aren't just about how Tanglewood looks today. They help preserve the community you enjoy and can ultimately affect homeowners when it is time to refinance or sell.
